I've been investing in neighborhoods and real estate since the 1980s ­ New
York, California, and now Florida.  I love to find my clients "just the right"

Realtor Thinks Out Of The Market

No stranger to the ups and downs of the real estate market, Realtor Adam Raizin with CENTURY 21 Coastline Realty in
Lake Worth, Florida has been investing in Real Estate since the early '80s.

Raizin has been buying, rehabbing and selling older homes in California, New York and for the past 8 years, Florida.
This past year however, when many real estate agents have sought greener pastures (i.e., other professions) in what is
considered a soft market, Raizin decided it was time for him to go in the opposite direction and get his Realtor's license.
"It only made sense," states Raizin.
"When people are selling, you should be buying. There are so many good deals out there and opportunities to help
others with their goals. In some ways, it is better to buy now than when everyone is buying."

That doesn't mean the market doesn't take perserverance or fortitude.  "When I meet with a potential seller and I have
decided to take their listing, I let them understand that I am hired by them to sell their property...not to just list it and see
what happens.  I commit to bringing them a qualified buyer and completing the transaction, but they need to commit to
realistic pricing and really selling."

When asked what makes him an effective Realtor in this market, Raizin responds with his own query: "Does Macy's tell
Gimbells how it sells?"  While he won't divulge all of his secrets of the trade, he will share 5 key points:

First: Only take listings that are priced to sell.  

Second: Don't get emotional over a transaction. Get the seller and buyer together, come to a meeting of the minds and
complete the transaction..then repeat.

Third: Keep in communication before, during and after every transaction. Return all inquries or phone calls in your time
between appointments or the next business day at the latest.

Fourth: LISTEN to what your sellers or buyers are saying.

Fifth: Remember that you always have options. If a house is not selling, think about converting it to a rental property, for
example.

On that last point, Raizin offers an example of a property he himself own's that he knew was a good value. Potential
buyers that looked at the property couldn't see all that it had to offer. However after lowering the price to a point where it
didn't make sense for him to sell, he took the property off the market, stocked it with an eclectic mix of,  nautical, and
beachy furnishings along with a contemporary IKEA kitchen a couple of cool beach cruisers, and now has a rental
property that fetches more than twice what the market would normally pay.

Although Raizin knows that there is no such thing as a guarantee, his expertise is finding properties for his clients that
are of good value and have the potential to exceed their expectations.  "I've been there and done that. Bringing my
experience to my sellers and buyers is what makes what I do fun and rewarding."
